Potential buyers are usually impressed by houses that have clean kitchens, facades and bathrooms. Holding an open house is the best way to market to these potential house buyers. Before making a decision, home investors usually like picturing themselves living in the house they want to buy.

When it comes to approaching land buyers, the strategy has to be different. Remember, these investors will not be interested in how the land looks since they are going to be developing it. Thus, you need to find other ways to attract them. For example, informing the investors about the resources available at the land can be a good selling point. For example, investors that will be interested in farming would want a piece of land with fertile soil.

Another thing you should know is that the market for land is not as active as that for houses. Generally, the number of people looking for houses is higher than those looking for land. When you put up your house for sale, you can expect a lot of interest in it if it is well priced. On the flip side the inquiries for land for sale by owner are usually few.
